General Questions
How often should my septic tank be pumped?
Most Type 1 systems: every 3–5 years. We measure sludge/scum levels every visit and tell you exactly when it’s due — never guess again.
How often do I need maintenance or inspection?
• Type 1 (standard septic): every 1–3 years
• Type 2 & Type 3 (treatment plants): every year
Add our reminder service — we text you when you’re due (free).
Do you pump tanks?
No — we specialize in everything else (pumps, filters, alarms, inspections). We only work with licensed, trusted pumpers we’ve used for years and coordinate for you.
Alarm & Emergency Questions
My septic alarm is going off — what do I do right now?
1. Stop all water use
2. Press the silence button
3. Call or text us at (250) 589-1410 — we answer 24/7 and are usually there same day.
Can I still shower or flush while the alarm is on?
No. Every litre you add can push sewage into your house or yard. Wait until we fix it (usually same day).
Effluent Filter Questions
What is an effluent filter and why is it so important?
It’s the last line of defence that stops solids from destroying your drain field. A $150–$350 part that saves $30,000+ field replacements.
How often should the effluent filter be cleaned?
Every 3 months to 1 year depending on household size and garbage disposal use. We clean or replace it on every maintenance visit.
Pump & Type 2 / Type 3 Questions
How long do septic pumps last?
10–20 years on average. Annual maintenance catches most failures early.
My Type 3 system has a UV bulb — when does it need changing?
Every 12–18 months. We test and replace during your annual service.
Real Estate & Buying/Selling
Do you do pre-purchase septic inspections?
Yes — completely independent. We never repair what we inspect on the same transaction.
Will my report be accepted by realtors and notaries?
100 %. We’ve done hundreds of inspections — every major real estate firm on the Island accepts our reports.
