What to Expect During Your Maintenance Assessment
We’ve designed our process to be clear, efficient, and respectful of your time and property. Here’s exactly what happens from start to finish:
- Brief Phone Consultation
We start with a short call to discuss your septic system, answer any questions, and gather basic details about your property. - Complete Our Secure Online Form
You’ll fill out our secure form (found at the bottom of this page). It’s encrypted for your privacy and best completed on a desktop, laptop, or tablet. The form provides essential information about your system and property while serving as your authorization for us to proceed with the assessment. - Share Your System Records
If you have any existing records (as-built drawings, previous reports, etc.), please share them with us. If records are unavailable, we can request them from Island Health on your behalf (subject to their standard $50 processing fee). - Scheduling the On-Site Visit
We’ll book a convenient date and time. The on-site assessment typically takes 2–6 hours and may involve hand or machine excavation to safely access all system components. - On-Site Walk-Through & Recommendations
We’ll guide you through your system, explaining its current performance and any concerns we find. We’ll compile a clear list of recommended maintenance, repairs, or improvements. You can choose to have any of these addressed on the spot (if feasible) or schedule a follow-up visit (usually within 1–2 weeks), or simply receive your report. - Detailed PDF Report with Annotated Photos
We prepare a comprehensive report that explains how your system works, documents any work completed during the visit, and outlines remaining recommendations for optimal long-term performance. - Custom Maintenance Plan
We create a tailored maintenance plan for your system. If maintenance is completed during the assessment, we’ll provide a copy for your records. For systems with an existing plan, we update and complete that instead.
Note: Only systems with full access to all components qualify for our standard maintenance program.

Septic Restoration for Older Systems
Many properties in Greater Victoria, Langford, Sooke, Saanich, and the Gulf Islands still rely on septic systems installed 20 to 40+ years ago. While these older systems can often continue to function well, they frequently require more than standard maintenance. This is where professional septic restoration becomes an excellent and cost-effective solution.
Septic restoration focuses on repairing, upgrading, and rehabilitating existing system components instead of a complete system replacement — often saving homeowners $20,000 to $50,000 or more compared to installing a brand-new septic system.
Why Consider Septic Restoration?
Restoration can dramatically improve system performance, extend the life of your septic system by many years, ensure regulatory compliance, and prevent costly emergencies. During a maintenance assessment, we evaluate whether your system is a good candidate for restoration.
Our Septic Restoration Services Include:
- Concrete Septic Tank Repairs – Structural repairs to cracked, deteriorated, or leaking concrete tanks, including rebuilding inlet and outlet ports for better integrity and longevity.
- Baffle Tee Replacement & Effluent Filter Installation – Replacing damaged or missing baffles with modern sanitary tees and installing high-quality effluent filters to protect the drain field from solids.
- Pump Chamber Refits & Upgrades – Complete pump chamber restoration, including new effluent pumps, float switches, high-water alarms, and control panels.
- Distribution Box Repair & Replacement – Repairing or replacing broken distribution boxes to restore even effluent flow across the drain field lines.
- Septic Field Flushing and Cleaning – Professional high-pressure water jetting and bio-remediation treatments to remove built-up biomat and restore drainage capacity in clogged or failing septic fields.
Our experienced team uses proven techniques and high-quality materials specifically suited for the soil conditions and regulations found across Vancouver Island. We focus on long-term solutions that bring older systems back to reliable, efficient operation while remaining compliant with Capital Regional District (CRD) and Island Health requirements.
Is your septic system showing signs of age?
Slow drains, gurgling sounds, wet areas in the yard, or frequent alarms may indicate that restoration could be the right choice.
Long-Term Maintenance Plans After Septic Restoration
Once your septic system has undergone a thorough Maintenance Assessment and any necessary septic restoration, implementing a consistent ongoing maintenance plan is one of the best ways to protect your investment and ensure the restored system performs reliably for many years.
At True Water Septic, we create customized maintenance plans tailored to your specific system, property usage, and the findings from your assessment and restoration work.
Benefits of Regular Maintenance After Restoration
Following restoration, scheduled maintenance (typically performed every 1 to 2 years) delivers significant advantages:
- Early Detection & Monitoring — We actively monitor any minor issues identified during the initial assessment (such as slow-draining areas or early signs of biomat buildup) before they develop into major problems.
- Effluent Filter Cleaning — Regular cleaning and replacement of effluent filters prevents solids from reaching the drain field, which is especially important after restoration.
- Tank Solids Measurement — We measure sludge and scum levels in the tank to determine the ideal pumping schedule and prevent overload on the newly restored components.
- Septic Field Management — For systems with high household usage or root infiltration issues, we provide repeated field flushing and cleaning to maintain proper drainage and extend the life of the drain field.
- Regulatory Compliance — Stay compliant with Capital Regional District (CRD) and Island Health requirements, avoiding potential fines or insurance issues.
- Cost Savings — Preventative maintenance significantly reduces the risk of emergency repairs and helps avoid premature system failure.
A well-designed maintenance plan gives you peace of mind, knowing your restored septic system is being professionally cared for. Many of our clients find that following a consistent plan allows their restored system to function efficiently for 10–20+ additional years.
