What to Expect During Your Real Estate Septic Inspection

  2. Complete Our Secure Booking Form
    You’ll fill out our secure online form. It’s encrypted for privacy and best completed on a desktop, laptop, or tablet. The form provides essential property information and serves as authorization to proceed with the inspection.
  3. Share Available System Records
    If you have any existing documentation (as-built drawings, previous reports, etc.), please share them. If records are unavailable, we can request them from Island Health on your behalf (subject to their standard processing fee).
  4. Scheduling the On-Site Inspection
    We arrange a convenient date and time that works for all parties. The on-site inspection typically takes 2–4 hours and may involve hand or machine excavation to safely access all system components.
  5. On-Site Evaluation & Walk-Through
    We thoroughly examine the system and, when possible, walk you (or your representative) through the findings, explaining current performance and any observations.
  6. Detailed PDF Report with Annotated Photos
    We prepare a comprehensive report that describes the system, its condition, and any recommendations. It includes high-resolution annotated photos for clarity.
  7. Delivery of Report
    The full report is sent directly to your email (and to your realtor or notary if requested) for immediate review and use in the transaction.
